Good evening BP Family,

As you all know it’s getting harder and harder to make the numbers work on multifamily deals. I would like to know what strategies have you implemented in your UW as well as debt structuring that helps move the needle on putting a quality deal together. How are you accounting for purchase interest rate caps, are you seeing any assignable loans worth taking over etc.

Good evening BP family, 

As I'm sure a lot of you know it's getting pretty pricey to borrow money due to the events that have happened over the past 60 days. I'm an underwriter for a private lending firm based in Austin, TX and I am looking to build relationships with developers and builders. It seems over the past year we went from high cost of materials to build to high being a bit expensive to borrow money for projects especially if you are new in this space. I am curious to what you are seeing and what your expectations are moving forward.

Hello BP Team,

I am looking for some builders in the Austin MSA who would be able to build a spec home in Horseshoe Bay, I currently have prequal letters and are submitting offers currently on lots. I have an architect who is ready to draw up plans but I still would need some sort of estimate for the cost of the build being that I am using private money to get this deal done. 

If anyone could point me in the right direction that would be fantastic.

Hello everyone, I am looking to buy vacant lots in HTX specifically in the 5th Ward and the Bishop Arts, district of DTX, can anyone recommend builders who have experience in these markets. I am looking to break ground Q1 of 2022. The financing is in place as well as the business plan. I am just wanting to put together a solid team. I plan on doing 2-4 of these projects per year. My plan is to take profits from these build and sells and partner on large multifamily deals as well as build a portfolio of small multifamily deals 12-50 units.

Good afternoon, I have a project coming up in the ATX area and I was wanting some insight from an experienced builder on some assumptions I have for a NC. I am planning on building a 3/2.5 2200 SQFT home. I was looking at cost to build $200k ($90/foot). I would like to start interviewing builders and get some feedback on the scope of work and estimated timeline.

I can use a little help on a ROI calculation attached. I'd need to walk you through it for you to understand what all needs to be done but, in a nutshell, I want to know how much money we make if he uses all of our available credit with a few variables. Those variable are that the average loan will take 5 months, after he pays us off on month 5, the money sits idle for 90 days and then he uses is again essentially giving us two originations in 8 months.

I am so confused any help would be greatly appreciated.
