So I am working on Mailing a list to Absentee Owners...I have a small list of 325. I am writing letters to every owner.

My question is how often should I write a letter to the same absentee owner? Should I do it just once, or once every month continuously or is there a stopping point after so many letters and no response?

When it comes to direct mailing and sending out post cards, what are good authentic ways to attract a motivated seller to call you?

Do you get better results from handwriting your messages every time?

And what should your message say?

for example, is "Hi, I am interested in purchasing your property located at 123 Main St. If you are interested in selling please give me a call at 1111111."

Should more or less be added to the post card.?

thank you for your response. This makes a lot of sense. I figured it would be pointless to reach out to agent due to competition. But wanted more advise as well.

Hello, Im new to breaking out into the real estate world. I am trying to wholesale properties. I have a real estate broker sending me investment properties to my MLS...

I haven't not acted on them yet, simply because I don't know where to start. I'm not sure exactly what to tell the agent.

Also, I've been told if the property is listed on the MLS or on the market, more than likely there's already competition for the property. Can anybody advise how to go after properties through an agent and if it may or may not even be worth going through an agent?
