@Anks Desai I agree with all of the above comments on cashflow and it really comes to your comfort level as an 'investor' and ultimately your ST and LT goals. That said, I have no doubt about long term property appreciation in Holly Springs. I say this with confidence as I moved to Holly Springs last year after a lot of research and I can already see how this area is growing day and night. As far as the distance from RTP - its not too bad if you take 540. Whether people will stay here? short answer is yes however, I am not very confident about the rental market yet. This area is attracting a lot of home buyers but when it comes to rentals, I still see Cary, Apex, Morrisville, Raleigh as preferred hot rental markets for tech jobs due to a lot of convenience factors. Just my 2 cents.

@John Apple: I can’t comment on what you can do legally in this situation but I’d at least try to understand buyers motive behind their action. This way you have more clarity and possibly prevent this scenario in future (assuming it was under your control). Good luck!

@Andrew Waltzer - Congrats and welcome to the world of REI. I am sure you'd find a lot of investors to help kick start your journey but you should consider what your goals are first and be very specific. I'd suggest checking out your local REIA and start networking there. Also, think about what you can offer in return of investors time and knowledge. Hope it helps and good luck!

@Mikel Kaubfa - In a way you already answered your own question. I don't own any rental properties but I have been a tenant and know many investor friends who own rentals. That said, I have always heard/found that utilities are owned/paid by tenants. Also, IMO (depending on your market, tenants, etc.) there is a possibility of abuse if tenants don't have to pay for utilities. Why risk?

@Katie Panzica - You definitely want to explore unconventional financing (Hardmoney, Private Lending, etc.). Even with high DTI your financial liquidity looks solid and a lot of lenders would be willing to work with you as long as its a good deal. Have you also looked into some other markets outside your state? This may just open a big door of possibilities. Just my 2 cents.

@Chuks Erinne I appreciate your feedback. Indeed too many red flags. Unfortunately, these wholesale deals are "as is" without any due diligence and it required 5K to secure the deal under my name.
