Parallel markets is free, we have used that one before. 

You might be able to call a local commercial real estate broker and get your answer really fast!

I see many people here already offering good advice.

Great block home ready for tenants. New roof 2015, new A/C 2014 and new septic system installed last December. Ready for you to do a little clean up and touch up paint and start earning that cash flow. I estimate a gross ROI 10%

Hi everyone, I want to transition to making cold calling my main lead generating method. So far I have a VA and I making phone calls Monday through Saturday between 9am-1pm reaching from 300-350 people appprox. I have gotten 1 deal in the past 2 months. I want to know what your numbers are for cold calling to see if I’m on the right track. I wonder if it is the volume of my calls that I need to increase drastically ???? Any help is appreciated! This property will need a full rehab. There is a house just down the street with 300 less sq. ft. and outdated like this one, they added a new roof and paint and sold it for $177K. With a job well done it should be no problem getting that ARV. Property is on city water and sewer. It also has a well for the yard and a big 2 car garage.

Flip repairs: $30K

Price $145K

Solid well-maintained block home in a nice area of Palm Bay. Could be a Buy & Hold by putting about $3K into it and charging +$1,400/mo in rent or simply flip it to make a nice profit. 

For a flip it needs is a New roof, A/C, paint and update the kitchen and 1 bathroom.
