Liberty Title - have used them in the past. Not sure of non conventional loans..
I will share mine.. I am fairly new beginner, so take it for what it’s worth.. Here are some guidelines I set for myself to narrow down what I am looking for Tax benefits, appreciation, cashflow ( in that order given my tax situation at this point of time, note Cashflow is last on list) Rent covers debt service plus repair reserves .. Location : local ( preferred ) , open to out of state SFR ( preferred) Time period : 10 yrs Properties less than $200k New construction ( preferred) or something built after 2000 Would like to hear others.. Thanks

Here is the high level map of Jacksonville.

What I understand is NorthSide, westside and Southside are good areas to invest.

Avoid Downtown.  

You should be able to map zipcodes from google map.

Thanks for your reply.. Inspection ( before Sale and inspection for which I paid for) did not find any violation.. but during township inspection for rental , township inspector is saying that there is a code violation.. I find it odd that house inspector ( I paid for) did not find any..

Hello BPers

Seeking some help on this situation.. 

Last year October, I bought a SFR in Ann Arbor and is currently tenanted. During township inspection July of this year, township inspector found a violation of electric panel. The exact wording of the violation is as follows..

"Permit and inspection required for new electrical panel"

Inquiring with seller, it appears no permit was drawn. Got one quote for electric panel upgrade ( demoing existing panel and moving it to meet housing codes) approx $3600.. waiting for other quotes.

What are my options here?

A) can I go after Seller for this was revealed during the sale? I had the inspection done, nothing was stated in the inspection report

B) absorb the cost and upgrade?

C) can I appeal the violation to township?

Any pointers on this would greatly help..

Lane Kawaoka I am not sure if your comment was regarding my post.. either way, that was my internal criteria and was not shared to TK provider.. Either way, thanks to BP resources which helped me to run the numbers.. the property has positive cash flow and coc ~ 7% I was just sharing my experience with Norada here on BP.. Norada was helpful in getting me started..
