Hello all,

I am in a contract ( inspection going on) to buy a Short Term Rental in St. Augustine, FL. I can not get insurance on that property as I have had couple of claims on my primary home in Michigan. The couple of claims on primary were roof replacement ( wind/hail damage) in 2017 and ice dam- water leak/damage in Feb 2021.  Why is that insurance agencies tie primary residence claims and refuse insurance for second home?  Any insight or suggestion to move forward. Thanks in advance.

As mentioned previously by @Matthew Shedd , Holistic REI is the successor of Jax Investments. I have worked with Jax Investments and have brought 2 SFH - new constructions in Jacksonville (2017 and 2018) . Their new build construction company is called Southern Impression Homes and their property management company is called Suncoast Property Management LLC. I have visited their offices couple of years back and visited my properties. The experience with JAX was good. I would rate  Property Management with SunCoast has been average ( poor communication) , but they have helped to rent out the properties with 3-4 weeks turnover period.  Hope

@Brandon Bruchhaus  I came across your post. I am considering buying a new construction in Montgomery, TX as a rental property. The zip code 77356. It is a brand new construction from Style craft builders. I see that school district has good schools . What is the rentability in that area? is it a good investment based on your understanding and first hand experience with your rental. Thanks in advance. Cheers!

@Bruce Lynn would you please give a little more details on  Forney, TX. is it a A or B or C grade location? how is the market for SFR rentals and any advice on the location.  Thanks!

Yes.. I am with Brandon on this. While good experience with Brain Scrone and property Management definitely need improvement.
