I don't think there will be a crash. But I hope there is a price adjustment. Thanks to BP and the internet in general, real estate investing is not just for the super rich anymore. Many people are looking to get started. They are faced with low inventory and high demand. That is creating a lot of bidding wars. I'd love to see a more even market but I don't think that is happening anytime soon.

Hi @alexia This is a househack? Then why do you have a 10% management fee? Most people who househack use that as an opportunity to gain experience into managing a property for themselves. Is this just the numbers for after you move out?

Is your vacancy rate accurate for your area? If you're putting in a new kitchen and other items does the capex need to be that high? Are you evaluating that based on what else needs to be done?

Hi @manuelllanas. First- thank you for your service. YES!  The VA loan is incredible. I have two clients that have used it to start house hacking in Chicago. They now, own 3 and 4 units. Especially, when you can find the right deals. It helped them both be able to save and then use other forms of owner occupied financing. Which is awesome. Such a great program to honor our vets.

I agree with what's been said. Just want to add that house hacking is the regret to any investor that I've talked to that didn't go it. Because of the low down payment it is a great way to get experience while getting started.
