I am looking for a simple app (or even a different idea) for assessing properties. We will spend an entire day in the field assessing many, and want to keep good pictures and info on each to be able to review afterwards.

Any suggestions of how you all are doing this?

I have found a little house that is currently rented, and I also have a buyer interested. I need to put together the analysis/comps/offer numbers. This property DOES need work, but will not get the work done as of yet, since there is an elderly renter already in the house. Is there a good formula to figure the numbers? Do I still figure it as if I were selling to a Fix and Flip Investor, even though he won't be rehabbing yet?

Hey Everyone!

I have been educating myself on REI and plan to start with Wholesaling....since I can begin with little to no money down. (I live in Central WI.)

I have begun looking for local deals. But I’m somewhat in a “frozen” state. Wondering if anyone has some simple directions of step-by-step what needs to be done. ie: a checklist, a PDF, anything!

Also, my husband is a sole prop with his construction business. Is it ok to do a couple deals under that title, or should we pursue an LLC before we do even one?
