Analysis Formula to Wholesale to a Buy and Hold Investor
I have found a little house that is currently rented, and I also have a buyer interested. I need to put together the analysis/comps/offer numbers. This property DOES need work, but will not get the work done as of yet, since there is an elderly renter already in the house. Is there a good formula to figure the numbers? Do I still figure it as if I were selling to a Fix and Flip Investor, even though he won't be rehabbing yet?
