I am in the process of searching for my first rental property.
In the meantime I would appreciate any book recommendations about land-lording.
I know I will gain most of my knowledge through experience, but I enjoy reading so any recommendations are welcome.

Hello- I am new to the real estate game and I have been practicing with analyzing deals using the rental property calculator here on Bigger Pockets. I watched a video which helped explain some of the numbers, but I still do not feel confident in what I am doing yet. I have the following questions, any help is appreciated:
1. How can I estimate the monthly insurance? What is it based on?
2. What is the best website to use to find the vacancy rate in the city?
3. How can I estimate the closing costs?
4. How can I estimate the initial repair costs?
5. How can I estimate or know the PMI?
6. How do you estimate the percentage to put for the monthly repairs?
7. I read that 8% for CAPEX is good, any thoughts?
8. How do I estimate the future assumptions?

Hello-
I am going to a course tomorrow on the laws that pertain to being a landlord in my state of Massachusetts. Are there any key points I should be listening out for tomorrow and/or specific questions I should ask pertaining to the topic?
I have heard that the laws in Massachusetts really favor the tenant, so for that reason I am hoping to get a better understanding of the laws by going to this course.
