I am about to close on my first two family. I am trying to get all my documents in order. I have been warned to be careful regarding the security deposit. I know that it has to be in a separate bank account and I have gone to my local bank to ask about accounts. What else should I make sure to do?

Hi all-

I have heard that there are ways to rent to travel nurses but that you have to be put in a system. I am in the process of buying a property near a hospital and was wondering if anyone knew of how to rent to travel nurses and/or doctors.

Hello-

I am in the process of closing on my first property. The bank has offered me a 30 year fixed rate loan at 4.8% and a 10-1 arm loan at 4.0%. I am leaning more towards the 30 year loan because it feels less risky. I would love to hear people's thoughts and experiences. The bank seems to favor the 10-1.

How do you all accept applications? Do you do it online? What is the process you use? I saw that you can do it using cozy. I’ve also heard that is best to collect an application fee.

Thanks for all the responses. In regards to using Cozy, does it show when the tenant made the payment? I believe that I read it takes a few days for the transaction to process. What day do you require your tenants to make the payments?

How do people collect rent? Does anyone use cozy.co?

Hello-

I am in the process of closing on my first multi-family rental property (two family). I now need to start focusing on managing the property. What is the best way to generate a lease or rental agreement? Do you suggest using an attorney to do it or can you find ones online that can be edited? Any tips on how to get started would be greatly appreciated!

I am looking at buying my first two family home. I found a property that I am interested in but it has knob and tube wiring. I would like to hear about how people tackle that issue. Do you rewire the whole house or just get rid of in the basement? What is a reasonable price to pay? I can provide more details as needed.

I use the library for my books, so maybe not as relevant but still FREE!!
