Her asking price is 77,500, ITs a 3BD 1BTH, 980 sqft, .3acres, lots of renovation so 20K, ARV 130K, would this be a Deal?

@Pratik P. The arv im getting when doing comps is 130k, repairs about 20k i would say because the kitchen is a mess. She is asking 77,500.
