Maybe you can utilize your professional background in another way? I know @Caleb Heimsoth is an engineer, I'm in finance... We have both utilized our backgrounds/capital in a way that is favorable to us while continuing our learning process.

I have a full time job in Sales & Marketing, Thanks,  Ive been looking into this for a little over a year and I don't plan on giving up no matter how "hot" the market is right now, I live near Mobile home parks and have been getting a lot of calls from them.

@Omar Khan would you suggest starting off on mobile homes since they are so cheap then renting them out to create cash flow. That why i was trying to start off wholesaling to get the funds and invest

Read up, maybe find an REI group in your area. If you're just starting, you will need every penny you can scrape up. Learn what you can from the amazing resource that BP is. Most mentors are usually not worth it. Either they're trying to suck you in to pay more and more for their knowledge, or else they weren't that good in the first place. If the mentor was really that good, he'd probably be spending his time making more deals for his money, rather than trying to make ends meet by mentoring.

@ Cara Lonsdale thank you for your response. Can you tell me a good way to drill down the renovation expenses with out hiring a contractor since I am wholesaling this deal. I roughly estimated but I wouldn't say its accurate. thanks

Just curious, For those starting out and need a mentor closing first deal? Is it good to pay for a mentor/ or is it possible someone who is experience can guide us to becoming as successful without using our money or going half on our first deal?  like Paying it forward...

 Yes its a small house 980 sqft but is .36 acres , its also a hot market where Im at
