Hi there. Seasoned real estate investor looking at next deal. I would love to pick some people's brains on the best way to go about this deal. Under contract on 8-Plex apartment complex. 3 bed 1 bath units with one car garages. Purchase price is $650,000. Rental rates are $795 currently. Our banker is willing to do the loan but wants $150,000 down. We have equity in our other 55 units that we could use as collateral but we don't have the cash. We have a friend that would be willing to do the $150,000 as a partnership investment. What would be the best way to structure this deal? Would it be smarter to try and find an investor that would do just a loan with like a 6% interest rate. Thanks for your feedback and help. I have crunched the numbers and the investment makes sense. Just not sure I want to do a partnership unless necessary!

Michael Gansberg - that was the Original plan with the banker. His board is not loving the idea. Also....doing several appraisals or CMA's on the property is getting cumbersome. That is still an option but just looking at all of my possibilities. Thanks!
