Seasoned investor looking for a few more minds on a deal.
Hi there. Seasoned real estate investor looking at next deal. I would love to pick some people's brains on the best way to go about this deal.
Under contract on 8-Plex apartment complex. 3 bed 1 bath units with one car garages. Purchase price is $650,000. Rental rates are $795 currently. Our banker is willing to do the loan but wants $150,000 down. We have equity in our other 55 units that we could use as collateral but we don't have the cash.
We have a friend that would be willing to do the $150,000 as a partnership investment.
What would be the best way to structure this deal? Would it be smarter to try and find an investor that would do just a loan with like a 6% interest rate.
Thanks for your feedback and help. I have crunched the numbers and the investment makes sense. Just not sure I want to do a partnership unless necessary!
