@Account Closed Thanks for the advice. I will consult with a lawyer. I want to make it easy when we sell in x number of years, so I would rather set it up correctly now.

I have a private investor (sister and her husband) who will provide the down payment for my first SFH investment property. I will manage and plan to refinance to get their money back. We will split everything 50/50 after the refi. What's the suggestion for whether all of our names are on the title, or just mine, or just them? If we split the profits/cash flow 50/50, do we need to get the mortgage in all three of our names. Or can I get the mortgage in my name, and pay them their portion of the cash flow directly?

Two questions: Is it possible to get a conventional mortgage with only 20% down, for non-owner occupied? I am guessing I can refinance from a conventional to a conventional? But most of my BP reading uses examples of 100% private lender to conventional, so looking for a little clarification as a new investor.

Hello! I am new to the BP community, and have spent the last few weeks diving into this site & BP podcasts learning about real estate investing, and I feel like I have barely scratched the surface on investing. Currently I own a condo in NW Houston, and am interested in buy-and-hold properties, using the BRRRR strategy. I am working on analyzing properties for my first deal and hope to purchase my first investment property by the end of summer. Just wanted to introduce myself and say thank you already for the knowledge the BP site and members have provided. I look forward to learning more and obtaining my first investment property!

Newbie question - I see the term "lot value" quite a bit when looking at properties in Houston. Can someone elaborate on what this means?
