Hi All - 

Receivers of business income transactions for 2023 over $600 will get a 1099-k from Venmo. Does anyone know if a copy of the 1099-k that venmo sends them and the IRS will be sent to the payer? I paid my cleaner via venmo and we both have business accounts. I didnt ask her for a W9.

Did you contact the host when you came across these issues? I always try to give the host a chance to make it right before I leave a bad review. If they give you a refund for a partial night or something like that to make up for the dirty accommodations, then I would still give 5 stars BUT in the description of the review let the future guests know what you experienced.

MTR necessities:

1. A guide to the home(trash day, any special instructions or quirks)

2.Cleaning supplies

3. extra storage for guests items

4. Fast and reliable wifi

For a creative touch that will make it special:

1. Put local brochures of the area 

2. Put dried flowers of the area in your rental. 

3. make or buy a field guide of the local flora or fauna in the area.

@Zeona McIntyre thanks! I might do the hybrid model... I killed it last year with airbnb alone but I wanna try other options as well. Airdna actually was very accurate on its income predictions for my property.

In my experience, guests have asked for TVs in the bedroom many times BUT I dont put them in there.. for a few reasons.

1. Its a rural area, and the internet connection isnt strong so an additional TV will strain the wireless strength.

2. Looks tacky in my opinion. 

3. I already have tvs in the living room. If you need tv to sleep, sleep out there.

Does anyone know if there exists a website like airdna for medium term rentals? I want to see how my short term rentals would do as a medium term in my analysis but my rental is so far in a rural area there are no other medium term rentals on airbnb or furnished finder?? Its in the hocking hills area of Southern Ohio.

@Michael Baum thank you! I will try that. My neighbors don't want to wake up at 3am so if it starts getting loud it will give me a head start on calling the police or texting the guest. It has only happened twice and i have had 150 stays and this is the only second time its happened, so I will put in more strict rules with the firearms and noise, quiet hours.

Yes this is in a residential neighborhood, but this is a VERY Rural area with one neighbor across the driveway and one about a half mile behind me. My neighbor is who originally notified me of the loud noise/gun shots.
