Has anyone bought a noise detection device for your airbnb? I had a bad guest this past month after a year hosting and I am thinking of getting a noise detection device. 
I thought they would just be plug in and go but I only see two big ones on the market which are Noise Aware and Minut. They seem expensive and a subscription service. Does anyone have experience with these or know about another way to prevent airbnb parties/loud noise? The guests had loud music and were shooting guns which woke up multiple neighbors.

@Carolyn Fuller - I am going to wait and see if Venmo sends her a 1099. I dont want to duplicate efforts. I think she would need to enter in her SSN in the app in order for Venmo to have her info to send her a 1099k.

@John Underwood I dont have a W9 from her yet so I will need that then I can send a 1099 if need be. THanks for the HD CC suggestion, I didnt think about getting one of those. If you have a CC does it also provide detailed receipts at year end also? Good to know about the rewards!

@John Carbone my cleaner didnt make enough to be owed a tax liability. She has 3 kids and the cleaning was her only income for most of the year. I doubt she would owe anything, her husband makes very little. Do you think its fair for me to ask her for one? Or do I bite the bullet and pay taxes on what I paid her and start this year with a w-9?

Hi! Yea it is! haha... and no. 

I never had them sign a W9, if I am paying them through the Venmo app I figured it was recorded electronically and that Venmo would send them a 1099.

What app did you use to keep track of mileage? I have heard of a few and I know quickbooks uses one to keep track.

I have an online account with home depot, connected to an email that I no longer have access to.

Hi All! 

In Feb 2022 I bought and started managing my first airbnb. It has done well this year! But now that tax season is upon us I have a few concerns...

- My cleaner was paid about $9k via Venmo(this was a personal account not a business account). Will Venmo send her a 1099k automatically? If I deduct this expense on my taxes will I need to send her a 1099 or does venmo do that? I have seen on the forums if money was sent via credit card/ach a W-9 from the vendor is not needed. Is this correct?

- I was not the best at recording mileage... I am going to estimate. How much of an issue is this?

-My home depot receipts were being sent to an email I no longer have access to. Does anyone know if Home Depot can just send me receipts If i provide the card used???

Also - I have an accounting background and I use quickbooks online.

This is a question for all the short term hosts out there... in you experience/opinion for a host that has 2 - 5 units what is the best Vacation rental software to use? I have seen some previous threads  on here about this topic but Airbnb recently has added some functions possibly making certain software less attractive? For example the automated messaging function, airbnb now has messaging that can be done automatically and pulls in date/guest name and other details of the reservation. 

Im currently using IGMS and for 2 props its $57 for the plus plan. Hostaway seems expensive I have seen different prices online. 

I would like the following in a software: a calendar my cleaner can reference(which it does), automated messaging, automated reviews and financial reports. I don't wish to cross book on VRBO since I tried that and IGMS seems to have blocked out the dates on the calendar after a guest booked trough VRBO so I made that listing on VRBO inactive. Any thoughts on what the best software might be?

Have you considered "glamping"? A safari tent experience is also a cheaper option if you want to try different structures.

My advice would be to install cameras on the outside of the building so that you can see who / how many guests are entering your place and if they have a party you will know! I am always assured that if there is only guests I know of in the property there is a much smaller chance of it being destroyed. Since its your personal residence I would consider this heavily.

Its Honda Federal Credit Union in Marysville. I think you have to be an immediate family member of a Honda associate to get membership. I have been banking there since I was 15 years old so I am not sure the qualifications at this point.
