Could you possibly start with a duplex or triplex?  Not sure how the market is in your area but it seems like doing that you could make a nice home for your children, while getting started in real estate.  I agree with the first commenter though that bottom line, making your children comfortable and secure should come first.

Sounds like a Fundrise or Groundfloor knockoff?  I would be leery of giving my money to an app I had never heard of.  If you want to be a hands-off investor there are a hundred other, safer ways.

Hello! I highly recommend your local REIA https://www.greaterclevelandre...  I have been to a couple meetings there and they are great.  I would hold off on getting your license for now-honestly it's expensive and it is easier in the long run to network with local REALTORs and have them send you good deals-several eyes are better than one after all :)

Welcome Tim :) Have you looked into any of the local REIA meetings or meetups? I have found them to be great places to meet with seasoned investors who are happy to help out and talk shop!

Like everywhere else there are good areas and not so good areas of Hamilton.  They are doing a lot to try and clean up the area and have pumped a lot of money into attracting new businesses (check out Spooky Nook and  Amp House Brewery) but there are still parts that are pretty scary (Generally the further you get away from Rt. 4/Dixie highway the better.) Best advice would be to really do your research and talk to people familiar with the area.
