I completely understand and I do recommend getting your license once you get rolling. Or finding a good real estate agent who really works well with investors and has your best interest at heart. You'd be surprised how accommodating we can be.  In the meantime if you need any advice or any comps pulled in Cincinnati I'm always happy to help. We're all in this together right? Completely off topic but do you mind if I ask who you drive for? I'm trying to talk my son into getting his CD l's and wondering which companies are good to kind of push him towards.

Ohio here, but when I bought my home I paid all closing costs-it was what actually got me the house.  Our Realtor just wrote and addendum.

Just some advice about getting your license-it is expensive.  I paid over $3k to get my license and about the same annually to keep it.  Unless you are selling a lot of properties it probably isn't worth it (Buyers don't pay for Realtors only sellers).  I would wait until you are cash flowing a decent amount of money before investing in your license.

Yes, I feel like Cincinnati is still a great market for cashflow, and now as it is seeing an increase in appreciation, I think it is a great time to buy.  The always say the best time to buy was 20 years ago, the second best time is right now!

I understand your point but if your tenant wants to be there they pretty much have the right.  They may be worried about their things being stolen or moved (which isn't realistic I know, but it might be to them).  If they are determined to be there you have two choices-show the property with them there or wait until they are moved out.  They are paying rent so you can't make them leave for a showing, regardless of how it makes you feel.

Unless you are planning on actually selling houses skip getting your license-between the education requirement, background check, application fees, board dues, MLS fees, desk fees, fees to your broker ,E & O insurance etc,. it is probably a lot more expensive than you think and if you are buying a property you aren't paying a realtor anyway, the seller is. And if you are going to purchase that 1 million dollar property you probably want someone who has been around awhile and knows what they are doing writing that contract....
