My tenant in Kansas City, MO had to wait 2 weeks to have ac blower motor replaced. I went through my home warranty company (2-10) and their vendor didn't send diagnosis to them in timely fashion and home warranty company insisted on finding refurbished part. It took a couple of days to get part approved and ordered. Then, vendor was booked up etc etc. kind of a perfect storm of delays. I was calling home warranty co and vendor multiple times a day to try to speed things along. My questions are 1) should I offer some sort of compensation to my tenant who went out and bought window unit and she and her kids camped out in one room to keep cool? I was thinking of $100 off next month's rent for her inconvenience. And 2) could I have done anything differently to have expedited the repair. Appreciate your thoughts, comments and advice.

thank you for your responses.  I will contact utility co and confirm what I've been told by PM.  Should I involve my insurance company for second opinion or am I inviting trouble?

I was notified by my property manager that after my tenants moved out (February in Indianapolis), the utility company failed to put the utilities in my property manager's name and instead shut them off.   I don't know how long it was before someone noticed the ice around the front door but it was awhile.  Multiple pipes burst, upstairs and down, and I'm told that the whole house has been affected/damaged.  Manager tells me that utility company is taking full responsibility and will cover the extensive repair and loss of rent.  I live six states away.  Manager is telling me that they are getting bids for work and that it will all be taken care of in 4-6 weeks.  I've asked for pictures and a copy of the bid.  What else should I be doing/asking for to make sure that this has a happy ending?
