Some buildings are already insulated between floors. I had a ceiling I had to demo and made sure to insulate for the sound barrier. I am considering double insulating at this point.

So you put carpet down in the entire unit (living/dining rooms) and not just the bedrooms?  Or are you only referring to the bedrooms in the unit?

I have the same question in a similar thread! Still trying to get more opinions. Does anyone have hardwood flooring and get noise complaints?

I see the point on laminate needing less maintenance but I think the noise level would be similar to hardwood so there is no point on throwing laminate over hardwood. Either carpet or hardwood for this one.

But would you refinish the existing hardwood or throw new carpet on top (same price)? 

I don't think I would put laminate over the hardwood.

Not a bad idea Richard.

Matt the unit will have hardwood flooring throughout, I am just considering this for the bedrooms

Think of it this way,

You could buy a home for 2.2 mil today

Or wait for a downturn to reduce the price by lets say a modest 10% of 2.2 mil 

That's 220,000 in savings

Divided by your "wasted" 4,000 a month in rent

55 months.

You could keep renting for 55 months or 4.6 years waiting for a downturn and break even if prices fall 10% 

I would keep renting.

Hi everyone,

I have the hardwood floors in the bedrooms of a multifamily complex refinished for the same price of putting down new carpet. 

The benefits of refinishing the hardwood is that it won't need to be replaced/refinished as often as carpet but this is in a cooler climate where I'm sure many prefer carpet in the bedroom. 

One more difference is that this is a two level building so carpet will have more noise absorption vs hardwood for the tenants below. Only bedrooms are under bedrooms though (same layout both floors). 

I've thought of finishing the hardwood and then putting a rug that can be washed over it for tenants but that would essentially double the cost. 

What would you do? Would hardwood floors in the bedroom scare tenants away or would this add value to the property?
