Interesting.  I thought the point of property manager was that the tenant interacts with them and their info rather than the owner.   If not how do you recomment not exposing the owner's personal info to the tenant in the lease.  Our current manager I believe puts his name and company on it.  (It is juts that he is old and wont do this forever and I am being proactive in planning for the future.

I am learning about turbo tenant and feel fairly confident I could manage most things using it (as long as tenants were able and willing to cooperate with using a computer/app)  However I'd still like a property manager/company whose name, address etc is what is exposed on the lease agreement. To protect myself I don't want tenants knowing my personal address etc.  I also like the idea of  having a "scary man" who appears to be incharge so I can just look like I am a helper, instead of incharge.  I would also like the "scary man" to be available to go with me when meeting prospective tenants, or having to personally interact with tenants...obviously this should not happen very often  (Don't want to be a lone female dealing with strangers)  However the manger would have very little to do a so much can be managed on the turbo tenant.  Currently we have a 78 year old property manager who makes 10% of the rent for doing everying....He is adverse to technology so sharing the work load with him through turbo tenant usage is not possible.  However when he retires and I need a new manager, is there someone who may work for 5% or flat rates when he needs to meet with me or tenants,  and be a part time manager as I have decribed above?

I am looking (in the beginning stages) of buying property to rent.  My dream is a duplex or something similar (multi family type)  with a detached workshop/garage.  I want to have the detached building unit for my personal use while renting out the house/ houses duplex etc.  I don't have a  lot of money to start and would need a lower end price property, yet one that I could be sure the numbers worked.  I'd like to have a property manager both to keep my husband happy and to protect me for legalities and too much work etc.  Is there someone who would be both a property manager and a realtor who would help me analyze properties and determine the best one to buy in the the Northwest Georgia area....Rossville, Chickamauga, Flintstone or near by areas, and then continue on as the property manager.

Wow Thanks for the info.  The 50% mark up will certainly be something to check into.  That could be a big one for sure.  Thanks for the good info.

My son has the opportunity to co-host an STR in the Smokies/ Gatlingburg region. He needs a TN real estate lawyer familiar with co-hosting legalities to look at/revise/draw up a contract for the co-host and the owner. Who do you recommend?

I would really like to buy my first duplex sometime this year.  (I am still learning and analyzing so nothing in the works at this time)  However, when it comes to property managers, what is the going rate I should expect to spend?  Are the additional fees they charge as well as a percentage of the rent?  Currently my Mom has a manager for  her rentals in the Chattanooga area and his only charge is 10% of the rents.  However, he is getting older and if I would to get my own unit(s) I would be interested in getting a different manager who is not getting old enough to retire in the next 10 years, and who is familiar with and practices "Bigger Pockets Mentality"  I have learned a lot in the Bigger Pockets Managing Rental Properties book.  However, I still want the face of another human between me and my tenants.  :)  How much would that cost me and who do you recommend?

My son would like to get more involved with co-hosting STRs and MTRs.  Can anyone direct us to where we can get a GA approved coHosting Contract?  Or do you have a good lawyer you recommend for this type of service. Thanks.
