Hi Jason! Can I ask you if your applicants are one person with or without pets? Is this a SFH for a couple or unit are for a family?

I read your story and by looking at the picture,  girl, that is a Huge yard! I think that the estimate is very expensive.  Have you thought about asking other companies to give you an estimate? Maybe they are other companies that would do it cheaper. If not,  maybe you can find out what equipment you need to have someone else or maybe you can use or rent it thru Home depot?

Hi there! I have a tenant that she has a low credit score,  but she was able to prove to me that she was able to get all the money and proved to me her pay stubs from 2 jobs, I gave her chance,  and she is doing good so far.  When I get those red flags,  I don't even bother.  It's like a 6th sense that someone feels when something is not right. Hope this helps.

Kevin,  back in college,  I was able to get an internship at Walt Disney in Florida.  I was living with 5 other roommates from around the country,  and the only person who cleaned the unit was me. Tuesdays were my day off, so I would put gloves on and cleaned the bathroom, kitchen,  and living room. Let me tell you that the ladies were very happy to see the unit spotless. Unfortunately not everyone likes to clean. But yes do hire someone to clean so the next tenant doesn't get disappointed.

Hi there! On my end,  no. I've been in this business for 3 years and I myself don't have any social media. Personally, I don't have my life out there. My thing is that if anyone wants to know about me, then look for me. I'm old school and I like it that way!

So the first 2 tenants were inherited. I knew that I had to evict her because when the unit was shown to me, it was inhabitable and she wa living for free, she had 2 months without paying rent. Plus, they were my neighbors so I knew how both were their living conditions. So the other tenant, she was paying rent every month, but when I told her that I became the new owner, she got furious and then to top it with whip cream and cherry, I told her that I was going to raise the rent, she started to interrogate me. In conclusion, she said that she wouldn't sign the new contract because the unit wasn't worth it and she would move. Like 4 or 5 months later, she moved. This lady gave me a hard time but I was so glad that those nightmares were over. I learned to do back ground check and credit check and it was worth the wait!

Ever since I evicted 2 of 3 tenants in the past,  I can't complain about my 3 tenants.  They take care of the units,  and they help me out by clearing out the leaves in the back yard.  Since they pay the rent on time,  during Christmas day,  I give them each a Christmas basket and they love it!

 Like Dennis M. said, you can find good deals in Pennsylvania. I personally don't live there,  but I already started to buy there. I personally go to the city and the street and then I analyze because I can do it. If it is a good area,  I will buy if possible.

I have a question, what if I buy a multifamily between 6 to 8 doors, and all have tenants. After I close, their rent is below market. Should I raise the rent to all tenants before or after the lease is up or if they are m2m?
