Randy, your spider senses are telling us that this is a big red flag. I believe in your spider senses! If you want you can reach out to that landlord that he had, and he would tell you. Do you have the phone number?

Sorry Michael but I don't.  I do know that if you go online you can find the right one that fits into the state you have the property.  We don't want to make any mistakes on that.  Also, make sure that you add the copy of the lease that your tenant has so we can all be on the same page. Meaning that the sublet tenant has to go by the rules and find out if in the state, you can add a clause where if the sublet tenant doesn't pay the rent to the tenant, then the tenant is responsible for paying the rent regardless. Hope this helps.

How dare they do that to you! I hope you get everything that you need and get a better property management company that would be happy to work for you! Maybe this company isn't the right one for you.....

Marisa, this looks like a huge red flag to me! Move on girl! Remember that you are the landlord, not the the mom's daughter.

I don't see anything wrong with that. It's your decision of having the tenant sublet. I have a tenant that I allow her to sublet rooms. We do a sublease agreement and we all sign. Some go right and some go wrong.  As long as they go by the rules, we are all good!

That's interesting! You would need to look and search for the right one in the right location. Run the numbers and see if the property that is a turn key or you would need to fix it. Only you know what you can afford or what is your limit when it comes to your expenses.

Hi William, it all depends on what you want. Are you looking into a single family, duplex or a multifamily? Are you a handy man or a contractor? It's a lot of questions that you need to ask yourself. When you have a chance, write down what kind of property you want, where you want it, etc. Hope this helps.

Hi Alex! There are a few ways to collect the rent, but my tenants prefer paying cash and using Cash app. Is all good with me!!!
