Hi Lluis,

The 66103 area is a great corner of Kansas City, KS. There are two fairly distinct sections: N of I-35 (more modestly priced) and S of I-35 (more expensive). A nicely renovated 4/2 north of the freeway would probably sell in the $140-150k range. It could be a bit more, depending on square footage, finishes, etc. South of the freeway, values start around $175k and go up from there. You could get well over $200k for a nice remodel with square footage above 1500. I'm happy to send you comps if you want to message me your email.

FOR SALE: 7126 Walnut St., KCMO 64114. Great street in the heart of Waldo - a very desirable neighborhood in Kansas City, MO. Walkable neighborhood - one block from the Bier Station. Needs to be gutted. Currently a 2/1 with attached garage, enclosed porch, large yard. Convert all to living space for a brand new, open 3/2, or add on for even more sq footage.

ARV by bank appraiser is $190k - a good rehab of existing footprint could go north of $210k; add on square footage for much higher comps.

Block foundation. Property is emptied out and winterized; yard is trimmed.

Hi Scott, It's a good area, in my opinion. Everyone seems to know each other up there. It's quiet - very little trouble/crime. Not all of the "heights" is on the hill. Generally, the nicer properties are at the higher elevations, with some exceptions. (The hands-down worst house I've ever been inside was on that hill.) Values are going up, but still lots of bargains to be had. Rents are low overall, but there's lots of opportunity because of the proximity to KU Medical. Looks like you're out of state. As you can imagine, condition varies quite a bit - foundation problems are common - so make sure to lay eyes on the property before buying.

HomeServe offers a $10k exterior sewer line coverage plan for $5.99/month per property in Kansas City, KS. They say rental properties are eligible. The only criteria is that the owner must not be aware of a pre-existing drain line issue. I was planning to get video inspection on 8 sewer lines in a couple of weeks, and now I wonder whether the insurance is a better idea. Thoughts?
