We use Builders Overhead Door Service Inc. at our residence in Johnson County and have been happy with them. They're in Blue Springs, MO

Hello All,

We're planning our first full rehab in KCK and wonder if anyone has recommendations for subcontractors for the following:

Window installation

Hardwood floor refinishing

Tile flooring

Licensed HVAC tech to install furnace

Licensed plumber to add w/d hookups & dishwasher line

We have painting co. and gutter guy that we like.

@Les Goss Thanks, Les. I do want to stay on the compliant side of things; paperwork and regulations don't necessarily put me off. Could be helpful to know exactly what the requirements are - even when I have future notes serviced by a 3rd party servicer. Any idea where I can locate the regulations I'd need to follow? Thanks!

@Darren Eady Thanks Darren. I'll look into Note Servicing Center. This first note is so small that I'd like to service it myself - servicing fees would eat up a chunk of the profit. My main concern is that I am compliant with regulations.

I'm about to buy my first note. Am I able to service it myself, or do I need a servicing company? If I am legally able to service it myself, where can I go to find out how to stay compliant with state and fed regulations?

I'm pretty sure I'm paying too much for the electrician I use. Does anyone have a recommendation for a good, investor-friendly electrician in KCMO?

Hi Kathryn,

We have a triplex in Lawrence and we've found it very easy to rent out. It seems hard to find a real bargain in the town - Lawrence seems top heavy with investors. The triplex was our first property (we also own in KC), and we paid market rate for it. Even so, the returns have been solid, as we've literally had no vacancy.

Two things prospective renters have remarked on during showings: 1. There's a shortage of affordable rental housing with a fenced yard for pets in Lawrence and 2. Many of them were appalled at the condition of rental units available in the town. 

Might be best to go with an area you know. Good luck!

Hi Austin,

Check with Miguel or Siria at Maas Painting: 913-223-7183. In addition to painting they've repaired soffits & fascia, siding and window sills for us, and installed under-deck drainage. They're very reasonably priced and are a pleasure to work with.
