HUD in your state should be able to give you these. Is this in NY?

It sounds like you want liquidity of capital so you can purchase future assets (MF). What are the seller financing terms?

You can always HELOC or Refi a property to pull money out as long as it meets the lender's requirements of their debt to equity ratio*

*FHA loans may limit that ability (typically 80/20 , 75/25, or 70/30, and sometimes 90/10 if you're lucky).

Congrats! Curious to learn about your process so far, did you purchase the property as a second home or investment property and specific to your question, was this distinction asked by the homeowners insurance company?

 Not a particular situation ATM just curious cause I always here people talk about "We spoke to the seller and learned about their goals with selling the property" ...I hear it often around creative financing. It sounds like most of those conversations are had through the agent.

Might be a silly question, but what tactics/talk tracks with agents have you used in the past to speak directly to the seller?

In my experience the seller’s agent has been a gatekeeper and would not allowed me to speak directly with the sellers (or the seller’s requested I only speak directly with their agent).

Would you typically ask for these things up front with the initial offer or wait for the inspection and ask afterwards?

I would recommend Top Gun Home Inspectors. I've used them in the past and they were great. I guy named Joe who works there also does handywork, although if he's the inspector he can't legally do work on your house for up to a year after inspections.
