I have a single family home that is being rented out as two units. The tenants have mentioned that they can clearly hear each other through the vents. Any suggestions on things I can do to reduce the noise between preexisting duct work?

In  addition to @Steve Vaughan's question. When you say "whether the house is listed or not", which way would you have to set up the trust prior?

Thanks @Matt Clark, are you aware of any additional insurances the company should have? Even if I'm managing my own properties. I'm thinking of insurances to protect the company from the tenants.

@Walker Seid and @Bryan O. good to know. I'll add those to my list of "Reasons Why Not To Get Home Warranties" haha. Its interesting that this seems to be a unanimous opinion across the board. Does anyone have a good experience with them?

Well @Steve Rozenberg. I'll take that as a "no" perhaps even escalate it to a "hell no" haha :). I really appreciate the through opinion. Unless someone offers a heck of a counter statement, I don't think we'll be moving forward with the home warranty investigation.

Does anyone use Home Warranties for their rentals? Good experiences or a waste of money?

Excellent point @George P.! Here are the questions I had for @Kris Haskins to start. I'm sure you may have some input as well!

#1 What are the steps needed to take write up a trust?

#2 What legal protections does it offer?

#3 What additional steps do you have to take when doing business through a trust when we want to do things like make an offer?

This is very interesting information @Upen Patel. Much different then what I heard from the bank. We should connect to discuss this in more depth. I'd really like to make sure I have all the facts before I move on my next deal. I'll send you a PM. Thanks!
