Hi, I have an upcoming unit that will be available. My current tenant is saying her son wants to rent one of my units to be closer with their kids. The current tenant says their son's credit score is really low because of his divorce. 

However I have a pre-screening rule of having major concerns such as bankruptcies, bad credit, crimes against people etc..  My minimum credit score I will accept is 620. I mentioned this to other tenants who were interested.

However, the tenants mom is saying they can co sign for them. I have never done this with another tenant.

So how deeply do you look at credit risk? And your thoughts on how to proceed?

You could do a video walk through to document everything or do it while the cleaners are there.

I don't do a post walk with tenant and the new tenant agrees everything is in good condition when they sign the lease.

I have a tenant that wants to move into one of my other units right away on the first.

I am trying to accommodate them the best way I can by doing my final walk through inspection of the place at the end of the month when the Tennant leaves (notate repairs and habitation of unit) and complete a new walk through with the tenant moving in.

Tenant is begging to have their cleaners come in the morning of the 1st which interferes with the walk through. The tenant also say that they requested time off work to move and have delivery the first few days.  They said they cannot change their schedule. 

I plan to tell them the inspections need to be completed prior to any cleaning service or move in. A final of previous tenant and initial for them moving in.

Any thoughts on this?

 What is market value for the place that was just vacated?  What is the current tenant playing in their current unit and what would they pay for the new place.  So they only want to move if they can move the fridge so that the appliances will match-do they not match in their current place?


 The unit they are moving to is an upgrade. The unit they are moving to rents for more. It's was kind of last minute thing they ask for before they would move in

 It's a bit of a distance (approximately 50 yards) and up some stairs.

I have a tenant that is moving out. My other tenant plans to move into their place. This tenant wants to take the fridge from their current place and into the other unit.

The current place the tenant is in has a stainless steel fridge. The place they are planning to move into has a white fridge.

The white fridge is older. The stainless steel is new.

I am stuck on what to do. How would you go about this?

@Albert Johnson yes just do that, not only is it the correct liability stance but it's the correct way to run your 'business'. You should never ask Tenants or enter into dialogue with tenatns in which tenants are repalcing anything other than filters, batteries or lightbulbs. You have to realize that not only do you take on liablity if there is an accident or even just the claim of an accident from the Tenant, but you must also realize that no matter how well meaning you think your tenant is, if there is an accident, their loved ones might not see it that way and may take action against you. Additionally, you do not look very good in court, when a tenant claims they do most of the maintenance beyond what I mentioned above; you may even find yourself owing the tenant for their time and labor.  We haven't even covered if there is an issue in the other direction whereas, if there is property damage i.e. electrical fire becuase of the way the issue was approached, is the Tenant responsible? are you responsible? will your insurance even cover you now?... as you can see there are many other issues, I'm just giving you a glimpse of the top of the iceberg. 

Lastly, and just as important, you have to think of the safety of families which will take tenancy in your unit AFTER this tenant moves out. 

Point here being: 1) you want it done right; 2) you do not want to be responsible for someone elses accidents; 3) You want to streamline your process (everyone is happier this way); and 4) you want to run your buisness as a business.

yes we are self managing

One of my tenants is moving out. The tenant stated they broke one of the hanging glass light pendants. It's a total of three. 

The tenant is stating they can't find the exact same one and can replace all 3 for $40.

what would you do in this situation?

I was planning to find something close and send it to them. (It's more expensive) Or just ask them to get something close to they style and send me a picture before replacing.
