We allow pets and charge a pet deposit and monthly rental for the pet. Like most people on here at least fifty percent of renters have pets.

There are 3 units/ houses on the property along with a separate 2 car garage. One side of the garage is dented at the bottom, so anyone can pull it up.


I will check the lease again. I do recall writing out the rental and property boundaries.

Also I asked him this

You told us last week it was fine.

When did this start? Why didn't you say anything sooner?

he replied 

It was cooling just fine up until mid day yesterday, when I got home last night at 11pm it was warm.

Another issue has come up. We ordered a new gas stove. It is getting delivered today  He wasn't available during delivery times during the week. 

Before that there was an issue with the refrigerator and it wasn't cooling.

We had it fix before, now today he is saying it is warm and not cooling

I asked him last week were all the appliances working and is the refrigerator working. He said yes.

He says he wants reimbursement for groceries or reduction in rent.

I said the earliest I can get there is tomorrow.

Also we have a separate garage. We originally told him it was the landlords before he signed the lease.

I said if he wants to use it, it would be a monthly fee.

He conveniently put some of his items in there without asking. Should i charge him?

Thanks everyone.  I have decided to replace the stove with a new one.

I have a tenant whose gas oven isn't working. The top burners work but the oven doesn't. 

How do you usually handle these issues?

I plan to go get a first hand look at the issue and see if there is gas getting through to the oven. If it isn't I will check the switch to see if it's on or off and go from there.

This story makes absolutely no sense.  His girlfriend was living there and should have been on the lease.  A normal rational person would put her on there or left but no he decided to fight this one out all the way to the court date.  The only way this story makes any sense is that there is something wrong with her where if the landlord ran the background check it would be an absolute no.  I'm guessing either this person is a registered offender or was convicted of cooking but really it could be a multiple of things.  Vacancy kills your profits for sure but nowhere nearly as much as saying yes to the wrong person.  If you have a 1.5 month vacancy your priced too high, lower it and get the right person in there.  Whenever I am tempted to make an exception, I ask myself if this is a screening criteria I am willing to drop for everyone.  If I am willing to accept 1 person with a low score, eviction, criminal record, or doesn't have the money up front I should be willing to for anyone.  I'm obviously not so I realize I had my screening set for a reason and stick to it.  


 Thanks for the feedback. We plan to lower the price of the rental. I agree something didn't seem right not to have his fiance on the lease.

Changing your criteria can quickly get you into hot water. Fair Housing, everyone must be treated the same, held to the same criteria. Also, let's say there was no eviction, I absolutely would require the Fiance/care giver to be on the rental agreement if they were exceeding any "guest" visitation criteria. He didn't want to follow the rule then, likely he will disregard other rules now. Pass.

I already passed on this guy. We will continue to stick with our no evictions guidelines.
