If I invest out-of-state and don't do it it through a turn-key company like RenttoRetirement, Norada, Hipster, etc how am I supposed to find a good property manager? Should I just start calling on property managers in the area? How can I be sure they are trustworthy and will do a good job? What questions should I ask them? Seems pretty scary to do without them already being vetted by someone I know or trust or a turn-key company. Interested to hear your thoughts! Thanks y'all!

Hi all, does anyone know if the same kind of vetting is done for cash-out refis as is done for regular mortgages? This would for a primary residence that I want to access some of the equity in. My main concern is that I recently switched over from a full-time W-2 job to being fully 1099 and self-employed. Will this come up on a refi application and work against me? Thanks everyone!

Hey Chelsa, short term rentals could be a really cool opportunity for you in this ADU with lower risk that a long term tenant would take advantage of the covid-19 eviction bans. However, this does become another job for you. For some, its an awesome new side-hustle, but for others, it could be a huge pain in the butt if you're already super busy! Again on the plus side, it could be a cool learning opportunity for your kids to learn what house-hacking is all about and to take the stress off you to make your mortgage and other housing related payments. Weigh your lifestyle/time goals with your financial goals and make the best choice for you! Good luck!

Hi everyone, my name is Sam and I'm fairly new to the BP community. I've never made a formal intro post but I figured I'd do one now! I've been working in the high-end vacation rental industry in the Jackson Hole, WY area for the last few years and have since transitioned into the real estate agent side of things along with working with a turnkey provider called Rent to Retirement who you may know from some of the BP podcast advertisements. I am seeking resources on best practices for being a real estate agent. There is a lot of content out there as far as mindset on being an agent but not a lot of content heavy sources that teach you contracting and general training techniques. I'm asking because I've heard the brokerage I'm joining does not have a lot of training for new agents. Its an intimidating new role I'm taking on so any resources on day to day best practices for real estate agents would be greatly appreciated! I love to read so book recommendations would be great! Thanks everyone!
