How are you typically structuring your seller finance deals to where you’re paying the seller more than they were receiving in rent and still making money on the deal yourself?

I’m curious how many letters you are sending? It is a numbers game and you have to be consistent with any marketing strategy for it to work. If you have a limited budget starting out, you’re probably better off getting a list and making calls. You can make hundreds of calls for very little cost.

Who in here has experience buying houses with little or no money down?

What techniques/tactics are you using to negotiate the seller down from asking 20% or 25% to 0% or 5% down?..

I am looking for a knowledgeable real estate attorney to work with in Virginia.

I spent $250 for 100 signs and 100 stakes and only put 50-60 of them out. Just closed my second wholesale/flip deal last week from a call that I got from those signs. Bought the house for $8,000 and shortly after I closed on it I re-sold it to another investor for $13,500. Obviously it was a very small deal, but I don’t mind spending $250 to make $5,500.. Shouldn’t be the focus of your marketing efforts by any means imo, but you can get a deal here and there from them.

Can’t speak on the legalities of it as it varies depending on where you are located.
