When house-hacking with 5% down, returns on cash invested could be huge when you factor in the appreciation gains. You can double your money in one year if your property appreciates only 5%.

If you are considering the OOS route, there are a few markets that have both cash-flow and appreciation you could look into. 



 I like Columbus, Ohio for the great mix of both.

Even when investing long-distance is good to know local investors who have experience with real estate investing in general. A great way to start is by attending RE events and joining a local investors association. You can usually find some events by doing a simple google search.

If you’re looking to invest long distance, I recommend reaching out and networking through FB groups, real estate agents, and Bigger Pockets.

You'll get much more interest if the property is vacant but.. If you're able to get tenants paying over market rents, you can also gain a lot of interest because of the heavy cash-flow.

If you’re looking to invest long distance, I definitely recommend building your core-4 team. This team consists of an Investor Focused Agent, Lender, Contractor, and PM.

Read this article on the "core 4". It explains the team that you should develop to have a strong foundation under you while investing remotely.

A lot of investors based in markets like California and New York are choosing to purchase their investments OOS in the Midwest because of the affordability and numbers making more sense.

Prices in Columbus are still low enough to find 1% rule deals and there's a ton of appreciation happening in this market as well. I actually moved from Florida to Columbus for the real estate. I saw how fast the city was growing and decided to make the jump.

BP is a great place to learn and connect with fellow investors. Wholesaling and flipping is going to be a lot more time consuming and active type of investment where building a portfolio of rentals can be a lot more doable while also working full-time. 

A lot of investors have great success when they start with a deal that has lighter value-add potential and use that deal to learn how to operate a rehab. They then use their new knowledge and skills to take on bigger projects which they then BRRRR to scale more aggressively.

I don't know a lot about North Carolina but I know there's investors there seeing great success.

I've seen a lot of investors have success in A/B neighborhoods like Ohio City, Tremont, Brooklyn, and the part of Hough that borders Little Italy.

Cleveland is an interesting city where you could be in an A location, go 5 blocks down the street and end up in an F or D area. Because of this, it's very important to gain an understanding of the city. 

I'd be glad to share a graded map of the area!
