I've had the most success using Zillow. I believe the person applying can pay a fee and have unlimited applications they can submit for a limited amount of time, so you don't really need to worry about them wasting their money on the application if you don't chose them.

I bought a triplex in Tucson last year using an FHA loan. I put a little more down but only like 5%. I'd definitely ask another lender about it if I were you.

There are tons of people buying right now, as you'll find out if you start making offers on properties. There are bidding wars on everything priced reasonably. You're agent doesn't know if it's a good time to buy or not. If the numbers make sense, it's a good time to buy.

I wanted to do STR in Temecula as well. I googled it and found this...

"Short-term rentals are prohibited in the City of Temecula (TMC 17.06. 030). The Temecula City Council voted to re-affirm the existing prohibition on January 14, 2020. Additionally, the City Council voted to increase the fine on prohibited short-term rentals to $1,000 per day."
