Hi Gurpreet, I am closing on a small multi family in Fresno and am planning on self managing to start out, mainly for the education and setting up the property. It is definitely possible but it’s really a matter of time and energy and if it’s worth it to you.

Definitely look up resources which are readily available on BP and all over the web. If you are making new leases, it seems worth the cost to consult a professional to make sure you are protected.

Hi Kent, 

Like they said earlier, it’s all in the numbers; either could work. I’m in CA investing in Las Vegas because I believe in the future growth of the area in both population and price. From what I’ve seen, if you had to choose between a condo or SF house, all else equal, you would choose the house. People will always love SD for obvious reasons but I think Vegas is a place that you can confidently buy and know you will be able to increase rents at healthy rates and will also experience appreciation. Hi Diane,

I have been looking at multi family in Fresno recently. Did you end of buying this property? Did you get much more info on rent control in Fresno?

 Hey Samuel! I personally do not invest in these areas, I am a private lender so I have borrowers that look in these areas when it comes to investment properties and these are the most popular areas I have come across.

After doing all the analysis , yes, LTR is the only way to go with my house in Vegas. I will just keep it . hopefully appreciate in few years.

are you looking for Multi in Vegas?

 Yes as long as you can handle the negative cash flow for a couple years I’m sure it will still be a good long term investment. And yes I’m looking at small multi right now but have to be a little picky in some of the Vegas areas as I’m sure you are aware.

Gaby, don't get down on yourself because you can't rent it out by room. I'm also in CA and also invest in Vegas. I am looking at small multifamily right now but I think SFR over there are still good long term investments. Maybe its negative right now, but you raise rents by a hundred a year and in 3 years you are positive and it will likely have appreciated if you decide you want to get out. Good luck!
