@Michael Robbins yes, plan is long term rental. After all costs including a little extra for maintenance and vacancies, cash flow is about $100/month. Saving up for the next one.

@Marilynne Poumele-Flores I bought my first investment property last year, a condo in Las Vegas. I understand your situation because I live in northern CA. I did a conventional loan so I put down 20%, however it was a small condo so it was relatively inexpensive for the down payment. I bought a condo in Las Vegas this past summer which was appox 900 sq ft. I'm an out of state investor and my property manager got a guy who charged $890 to repaint the whole place.
