Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $265,000
Cash invested: $30,000

A duplex I bought off-market that is rented for over $1,000 cashflow after mortgage and expenses. It is very low maintenance and has very secure tenants

What made you interested in investing in this type of deal?

I am very interested in long term holds that are bought under market value

How did you find this deal and how did you negotiate it?

I found this deal listed by the owner. The price was way too good to let it go. I called, viewed, and has my offered accepted to the duplex the same day

How did you finance this deal?

The deal is seller-financed at 5.5%.

How did you add value to the deal?

I added fencing to give both units their own backyards, which were not initially there.

What was the outcome?

The outcome was a hold that I continue to service today.
