@Pauline Misiak,

Welcome to the site and so happy you are here.

It is important to network and connect with good people in your local area. Those "gurus" are often a waste of time and money!

Let me know if you would want to grab a coffee sometime. Hopefully I can help you in someway! Shoot me a PM and lets schedule a time to meet.

Everyone,

I have met with many of you on BP in the last year. It has been very fun getting to know you guys and seeing how many AWESOME people are on this site. As an agent/investor, I understand how you guys operate and what you are looking for when it comes to investments and other strategies. With all investors on BP, I will never "pressure" one to place an offer or go against their investment strategy. Simply, I am here to be a resource and connections for you guys! Like you, I am looking for good people to work with and learn from at the same time.

To anyone in the Minneapolis/St.Paul marketplace looking for an agent to work with or even just to ask questions, please feel free to reach out. This is my full-time career and I can always make room in my schedule for BP people!

I hope this forum post is well received and that I can help you guys be even more successful with your future buys/sells!

If you need anything @Brent Paul, please let me know. I'll get you into homes ASAP and connect you with my highly professional and responsive lenders.

That is tough to hear about your other Realtor. He gives us all a bad name.

Nich,

I potentially have someone who could help answer those questions. He is a Real Estate Lawyer in Minneapolis and an investor.

Please personal message me and I'll connect you.

Welcome @Melven Saint-Paulin!

Good to see another full-time Realtor and Investor on BiggerPockets. I am currently doing the same thing as you, but in the Minneapolis market. Keep working hard and networking! Takes time to grow a business and get "the ball rolling" in the right direction.

Best of luck,

Sam

Generally, earnest money goes to closings costs and other fees that need to be paid at closing. It is a "downpayment" to help the seller know you are serious about the offer you are placing on the property. It is a good thing b/c it allows the seller to know the buyers making offers are serious about buying the home.
