 Nick,

What did that look like for you? How was it living with people still in college while you were not in college? I am thinking about doing this and what were some of the struggles you had with this first investment and living space?

Thanks!

@Kelly N.

Thanks for the response! Where I am specifically looking to invest there are not many multi family units around. Also, many of the students do not want to live in multi family units. With that said, I am looking more into single family homes. Out of curiosity, where could I find information related to how many unrelated adults can live in a single home? Is there state limits or does it depend on the specific county?

Thanks again for the response and I found it to be helpful.

@Edward B.

Thanks for sharing the blog! I actually have read that one before and found it to be very beneficial and offer up a good amount of the pros and cons of investing in college town real estate. I am confident that I could make it work and that it would be a good first time investment, but I want to make sure that I am as prepared as I can be before "pulling the trigger".

For you, have you ever invested in a multifamily or single home that you rented out to college students? Or do you stay away from that?

Thanks for the response!

@Jessica Sheppard

I currently am thinking about taking my real estate class in January of this upcoming year. I think that would be beneficial because I would have access to MLS and make some good connections before jumping into my first property during the summer.

What are your thoughts? Do you think that is a good enough time to be looking over MLS to make a solid first investment?

Also, good luck with your future investing!

Hey guys,

I was wondering what your experiences and thoughts were regarding renting out a house to college students. This is an area that I believe I could realistically start my real estate investing when I graduate from college this upcoming spring. Just thought I would reach out and see what previous investors have experienced with this niche in real estate.

@Dan Amstutz

I would love to talk more about your experience. Why would you decide to renew your license when you start investing? Are you trying to save commission costs or are there other reasons?

@Todd Blank

Thanks for the response to the post! So you don't think there is any value in going through the classes and certifications for the sake of networking and also better understanding the process of buying a house? I have never bought a house before and I thought there would also be value in this class for better understanding the entire process.

Hi everyone,

This is my first post EVER on Biggerpockets. I'm excited to be here!

 I have listened to a lot of podcasts and read blogs about the pros and cons of getting a real estate license. I was just curious as to what you all thought about it. I am still in college and planning to buy a residential property 3-6 months after I graduate this upcoming spring. I would love to get a jump start into my investing career and was wondering if the initial/maintenance costs of being a licensed real estate agent were worth it when acquiring a residential property.

Also, I am from Minnesota and would love to hear from anyone on the site who has a MN real estate license and what they think.
