@Joe Villeneuve now that’s a score! What did you do with it?

@Connor Dunham, wow, what a crazy story! I hadn’t heard of Balto before. Thanks for sharing.

I wondered about the orientation of the image as well. Someone messed up!

I was cleaning out the basement of one of our rentals...

I saw something stuck in a corner behind a bolted on rack of shelves. I couldn't quite get to it and had to unbolt the whole unit from the wall. Worth it.

Unceremoniously wrapped in old newsprint was a custom rifle stock awarded to the first place winner of the 1996 Idtarod Dogsled Race in Alaska. It had never been installed and was custom engraved with the name Jeff King.

A quick wikipedia search revealed, yes indeed Jeff King was the 1996 winner.  How it got from Alaska to Colorado is a mystery. I have reached out to Mike on Facebook to try and get some info and return it to him. Wild!

What is the coolest thing you have ever found in a rental or flip?

@Deborah Repaskey if the owners pain point is managing the rental/dealing with tenants, a master lease with an option may be a good path for you.

It will lock up the property, give you time to save and help alleviate their issue. And a nice bonus? You can make money on the property while you save.

Yard Sales.  Every yard or estate sale I go to I ask them about the house. Sometimes:

  • -They are downsizing/retiring and thinking about selling
  • -Had a death in the family and are cleaning out the house so they can sell it
  • -Are renters that had an issue with the landlord. The owner may be feeling tired and frustrated about having another turnover, especially if it ended poorly.

Unconventional and low success rate, but we enjoy going to estate sales as a family.

And this aligns my RE passion with my wife's passion for vintage 1950's cookware.

Two things immediately jump to mind- The person across the table and pending zone/use/neighborhood changes

If it’s not a traditional, bank financed deal and I may be tied to the other party for a considerable amount of time (seller finance for example), the person across the table matters.

As for use and neighborhood changes, etc. A great deal can go upside down real quick when the local tar/blacktop company moves in next door (true story).

@Will King Congrats! Nothing better than a win win win. What did the two other offers you presented look like?
