Post: Colorado- Include personal letter with sale notification letters?

Hey Team-

As a buyer, would you include a personal letter along with all the state required notification letters explaining your general plans for the park? The idea is to help elevate resident stress and maybe save them some sleep.

We have no plans to move everyone out and redevelop the land etc. I wouldn't go into any more detail than that.

My attorney says it is okay to do. But Should I?

@Shawn Dulan, there are some great benefits to non-profits in the RE world (I sit on two separate non-profit housing boards).

For example, in some cases early access to HUD homes (must be around as a NP for 3 years before you can apply for this), access to government capital/low interest loans, and the ability to apply for grant money.

For all of these benefits you must be actively working as a NP though, not simply filed as one.

@Nate Hayes, this is really a cost vs value question. Sure, it cost you $250, but the value of paying it? It saves any reputation damage within your friend group and in the local investment community. And that is priceless.

You don't get these kind of stories from investing in S&P index funds....!

@Nathan Gesner I was hoping you'd chime in. WY is one of the wildest, weirdest and most wonderful states in the country, hands down. With all your properties, I figured you'd have some greats tails. But... I never, ever expected anything like this!

@Jennifer T. I bet those leftovers helped ease the pain of a resident dashing out in the night! Crazy how they couldn't pay rent but could have (and abandon) a 50" TV. Some peoples priorities....
