I have been trying to get new service turned on for a while too.  We have passed all the inspections but the activation date keeps getting pushed back....

Hey there people,

I have been investing and flipping in CA and mid west states, and I am now looking to do some things in Reno. I have experience buying foreclosures, fixing them up and selling them, which is what I plan to do in Reno. I would love to chat with people who are doing this to see what kind of margins you are able to get. I have capital as well as LOC available, just scouting at the moment -

@Jie Li GC is the best PM I have ever experienced. I have SFR & MFR in 4 different states, and no other PM even comes close. I highly recommend them, especially if you are considering to expand in the Chicago area. They have helped me expand there, often giving me "ye or nah's" on specific streets or neighborhoods to invest in. I feel they keep you tenants, which in turn, keeps them your tenants. Their fees are a small price to pay for peace of mind.

@Chris Wyche You know, you can always try to get a Line of Credit for fix n flip, find a MF building that needs work.  Then you'll only have to come up with 10% down, 5% rehab costs, then refi out after rehab.  It's better to start a financing relationship with a bank then spend time searching for Owner Finance.

As the subject line asks, who's your favorite commercial lender for 6-12 units?  I like reliable and communicative lenders, but I hate weeding through the bad ones.  Help me out please.   Thanks!

I too am looking for the same thing, but I am looking for a private lender because I have 10 conventional mortgages already...
