Does anyone know of a product that will do a non-QM loan on a manufactured home?  I have one tenant occupied that has great returns and need to get it off my hard $ line of credit.  Thanks!

They are still profitably when you can buy the vacant lot for cheap, do the install, then list on the MLS, for 50k profit after all is said and done. I see many of my colleagues doing it. It's another stream of income I would like to add to my wheelhouse...

I have access to many of vacant lots here in Nevada and am looking for a mobile home manufacturer that works with investors.  Anybody have good recommendations?

yeah, what he said. Rates are good. I know some people that do really well in development there, building SFR etc. The problem I always ran into there is that nobody wants to work hard or take risks. The appreciation has been good over the last 10 years though...

I have a similar situation except I am the seller, and my buyer, who bought my home in a wrap scenario over two years, has 6 conventional loans and is having trouble getting more.  I want him to refi into his own loan, because I want my cash out of the deal.  He has never missed a payment.  Any solutions????

I sold one of my rentals to a friend in a wrap purchase scenario.  It has now been over two years, he has never missed a payment, and for the last 12 months, has been paying the lender directly from his bank account.  The 1st position loan is still in my name, and I have the 2nd loan with the buyer.  We would both like to refi the property into his name, but he has 6 conventional loans already, and he is having a hard time getting another.  FYI, he is a real estate investor.  Anybody have a solution?  The home is located in California.  Thanks!

I was primarily investing in California for years, now I moved close to Reno, and invest there. I have found many benefits, number one being low taxes all around. I find off market deals primarily but their are gems hiding on the MLS from time to time.
