Hey there,

    I own a vacant lot up in the Montclair hills and am wondering what your opinion is on starting new construction of a higher end rental?  I see the economy slowing down a lot, prices falling and construction costs still high.  Would you start new construction now?  I'm sure I would ask 4k-5k for rent, as I like to build nice homes, but should I tie up so much credit as the economy slows?  Are their easier ways to build on a vacant lot without tying up my lines of credit?  Thanks for your thoughts.

@Ronda R. I was looking at lower end fourplex's  and Anna was very good at supplying me with ones that were just coming on the market.  Just call her and see if she can meet your needs....

I'd love to hear peoples thoughts on the pros and cons of the Chicago SFR market right now. Also whether or not you think their are "bubble proof" areas of the city for the rental investor as we potentially approach a recession. Southside Vs. Northside. Do you think Obama's Presidential Library will really increase the value of those nearby neighborhoods?

Thanks Ken for your reply.  That is a very good point.  I know the Nevada City market pretty well and anything "in town" goes pretty quick.  Prices are pretty high there right now too.....

Hey there,

I have a few rentals and a few performing notes but I'd like to get into fix & flipping. Does anyone want to tackle a gorgeous renovation on a home in Nevada City with me to walk me through the process...and make money at the same time? I feel like the home has lots of potential. I don't have it under contract or anything, just putting it out there...
