what are the requirements for a room to be considered a bedroom? My concern is a sloped ceiling.

i just put a completely redone kitchen in my primary, and i went a different route. I bought everything from ikea. The whole sheebang from appliances to the big pantries, sink and all the  fixings. Did it myself for $7200. I think i will be doing this every time i update a kitchen. They have an online system all you need to do is measure the kitchen. And lay it out an awsome 3d planner. Super easy. No slam drawers and doors lighting inside the cabinets(this probably won't be in my rentals) if you are considering updating this is certainly worth your time to take a look.

i dont know anything about California, but are there any rundown properties to purchase to improve your margins with sweat equity?

so i am brand spanking new and looking to purchase my first property within the next year. I am currently doing some mock deals and property analysis to sort of practice getting my ducks in a row. I found a 3plex or potential 3 plex and contacted the utility companies to get some info. Apparently some of the utilities have to stay in the owners name. I was wondering what ways you guys subsidize this since i don't want to pay for them and you can predict usage.
