Utilities in owners name

so i am brand spanking new and looking to purchase my first property within the next year. I am currently doing some mock deals and property analysis to sort of practice getting my ducks in a row. I found a 3plex or potential 3 plex and contacted the utility companies to get some info. Apparently some of the utilities have to stay in the owners name. I was wondering what ways you guys subsidize this since i don't want to pay for them and you can predict usage.
