Most recently, I started researching the Sheriff Sale auction. After conducting my due diligence, I found that some of these properties which were vacant were in probate court. Michigan has a 6 month redemption period if occupied or 1 month if vacant.

What are your personal thoughts with investing in this strategy?
Since the property is vacant and the judge awards me a judgement to take possession am I able to start the rehab process?

Both Wayne and Oakland counties.  Any experience researching deeds? My concern is other liens or second mortgages 

Any investors with experience in county auctions? Success stories? Failures? Much appreciated.
