I work with a local builder that is building these exact Townhomes in Indian Rocks Beach FL.  He has two sites that were going to be identical luxury townhomes for Airbnb but he has decided to sell one of the lots.  This comes with all the plans, blueprints, site maps, etc.  He can even take care of the construction if you the investor wants.  Click link for info.  Indian Rocks Townhome Airbnb

I work with a local Developer.  We are looking for lots or homes that can be torn down to redevelop.  We specialize in Townhome developments.  Looking in the Davis Island, Downtown St Pete, and Downtown Sarasota currently. Have any contacts?

I actually work with a local developer here in the Tampa/St Petersburg area and we look for EXACTLY the situation you are in!  Don't low ball.  What you want, and what the Developer wants, is that you go in as an Equity Partner in the deal.  Your lot has to be paid off so that the Developer can get a construction loan which usually has to be in lien position one. Then you you negotiate your share of the land.  The Developers want this setup because they don't have to come up with capital to buy the land. Anyone who loans them for the land wants to be lien position one, then banks don't want to lend for construction as position 2.  

Find out who built the most recent homes in that area and call them and say "I'm interested in being an equity partner on a vacant lot I own and it looks like you built a home in that neighborhood recently that sold for X?"

Thanks everyone.  Yes, it does look like I need to save up some more money.  Just seems that they talk on bigger pockets all the time about "little or no money down".  

I've found ways to get 70% of Purchase price funded by hard money.  However, I don't seem to have enough cash and credit cards to fill the gap.  Been at this for almost a year now and can't get the finances in place to start doing Fix and Flips.  

Any suggestions or words of encouragement?  Not ready to give up!

I'm wondering the same.  Anyone used them?  Did you end up using them?

@Nick C. yes that was what I was thinking but there's no harm in looking for that person :)

@Andrew Postell I think I will do that.  Thanks for the suggestion!

Are there any private lenders on here that live in Tampa or are open to funding fix and flips to first time flippers?  Can someone point me in the right direction?
