This property is in the final stages of a renovation to make it rent ready. It will be going on the MLS in the next week or so for $420k asking. Desirable neighborhood, would be a nice turnkey rental and looks like rents are around $2,500 a month. I'm not an expert on this type of thing (I'm in the luxury townhome development space) but its being renovated and sold by a person I know. If anyone is interested, or has any comments, let me know. I offer this exact deal in my markets.  We take care of the build, you go in as an equity partner and get paid for the lot, and a percentage of profits once the development is sold. 

Providing this in Tampa, St Petersburg, and Sarasota Florida, as well as in Certain areas of Tennessee.  Which market are you in?

I have a great lead here in the Tampa area for someone who is an Interior Designer with extensive experience doing rehabs for a large corporation, who also has a real estate license and so can list the projects on the MLS also. DM me if interested, and what kind of job you have. Thanks

IRB is actually a gem because they have actually voted on it.  Whereas other jurisdictions have not done anything and so they can land either way at any time.

Curious if you're aware STR is banned there?


 as far as I can see, the new law is 2 people per bedroom, 10 people max per property per night.  Do you have a link to anything newer?  Would love to see it.

He has two sites that were going to be identical luxury townhomes for Airbnb but he has decided to sell one of the lots.
